Brisbane's luxury apartments rival Sydney's best – but buyers are still paying millions less

Brisbane's prestige apartment buyers have developed champagne tastes, but experts say for now, they're still paying closer to beer prices.

From Kangaroo Point's River House to New Farm's Arcilla and the newly completed Della ROSA at Oxlade Drive, the luxe level has swelled to wellness spas and private deep-water pontoon moorings for yacht access — rivalling Sydney's blue-chip pockets on quality but lagging on price.

New analysis from Place Advisory, which identified New Farm as the capital's prestige apartment benchmark, shows median prices remain around 33 per cent below Edgecliff, 21 per cent below Neutral Bay, 17 per cent below North Sydney and 13 per cent below Kirribilli.

In New Farm, BTV Group's six-residence Élysées New Farm is testing the theory, with private lifts, rooftop lawns and up to three car spaces per home. Its first apartment sold to a local owner-occupier for $5.5 million just a week after hitting the market.

Place New Farm's Heath Williams, who negotiated the deal, said the project was another example of Brisbane developers responding to buyers craving scale, quality and lifestyle. Williams set a new suburb apartment record for Kangaroo Point in March after collecting $14.75 million for a penthouse at 14/2 Scott Street.

Despite Brisbane's top-end apartment prices continuing to push into new territory, Williams said the city remained in the early stages of its luxury evolution.
